Sanchez Gets 14 Years for $3M Mortgage Scam

FORT LAUDERDALE, FL – Jaime Sanchez, 43, will spend the next 14 years in federal prison after being sentenced for his central role in a brazen $3 million mortgage fraud scheme targeting Marina Oaks Condominiums. The sentence, handed down this week, marks a significant victory for federal investigators cracking down on predatory lending practices that fueled the last housing crisis – and continue to plague South Florida.

Sanchez pled guilty in October 2014 to conspiracy to commit mail and wire fraud affecting a financial institution. The scheme, which ran from January 2007 through September 2008, involved recruiting straw buyers and funneling them kickbacks in exchange for participating in a fraudulent loan application process. The operation centered around 12 condominium units at Marina Oaks in Fort Lauderdale.

According to court documents, Sanchez and his co-conspirators promised buyers a “buyer’s incentive” – a thinly veiled kickback never disclosed to lenders. These undisclosed payments were designed to inflate the perceived creditworthiness of borrowers, allowing them to secure mortgage funding they would not otherwise qualify for. The scheme relied on falsified Uniform Loan Application forms and supporting documentation, all crafted to deceive lenders.

Once the fraudulent loans closed, the conspirators didn’t just pocket the kickbacks; they diverted portions of the mortgage proceeds directly for their personal gain. This blatant misappropriation of funds formed the core of the government’s case against Sanchez and his associates. The scheme preyed on vulnerable individuals and contributed to the instability of the housing market, leaving lenders and ultimately taxpayers to foot the bill.

“This sentencing sends a clear message that those who engage in mortgage fraud will be held accountable for their actions,” stated Wifredo A. Ferrer, United States Attorney for the Southern District of Florida, in a press release. The investigation was a joint effort between the Federal Housing Finance Agency, Office of Inspector General (FHFA-OIG), and the Broward Sheriff’s Office (BSO). Special Agent in Charge Timothy Mowery and Sheriff Scott Israel were praised for their investigative work.

Assistant U.S. Attorney Thomas P. Lanigan prosecuted the case. Sanchez’s 168-month prison sentence will be followed by five years of supervised release.
