Cook Sentenced for Mortgage Fraud Scheme in Utah
SALT LAKE CITY – The grimy halls of justice have met their match as Keith Nelson Cook, age 57, from Emmett, Idaho, has been sentenced to 36 months in federal prison for a mortgage fraud scheme that fleeced students and lenders out of millions. This former resident of Layton and Salt Lake County was handed down his sentence by U.S. District Judge Richard J. Shelby on Monday afternoon.
Cook, who pleaded guilty to three counts of mail fraud, three counts of wire fraud, and one count of money laundering, was ordered to pay a staggering $1,905,651.68 in restitution. His fraudulent activities were so widespread that he will be on supervised release for an additional 36 months after his prison term.
From 2006 through 2011, Cook controlled several companies, including Avalon Group and TNA Resource Consulting, LLC. He used these entities to devise a scheme aimed at extracting money and property from unsuspecting victims. According to the plea agreement, Cook or his agents told students they were signing up for a lucrative real estate investment program that promised substantial returns on their investments.
However, what Cook did not disclose was that he had previous felony convictions for fraud in Utah and grand theft in California. He solicited payments ranging from $15,000 to $30,000 from prospective students, taking their financial information along with it. After collecting the fees, Cook would ignore certain students, refuse to provide coaching services, and use their money for his own gain.
But Cook’s fraudulent activities didn’t stop there. He also lured students into becoming straw buyers of residential properties in Salt Lake County, all while misrepresenting the financial risks involved. The scheme left both straw buyers and mortgage lenders with significant losses, totaling $1,905,651.68. Cook’s fraudulent proceeds were used to fund his personal endeavors, while he left a trail of devastation in his wake.
This sentence sends a clear message that fraudsters who prey on the innocent will face the consequences of their actions. The justice system has delivered a tough penalty for Keith Nelson Cook, but it is too little too late for the victims he defrauded. As the grimy halls of justice close in on Cook, one can only hope this serves as a deterrent to others who might consider following in his footsteps.
