In a shocking case of financial deceit, Granite Bay Property Investor John Stuart Hill, 33, has been sentenced to two years and three months in prison for orchestrating a massive investment fraud scheme, defrauding eight unsuspecting victims out of a staggering $1.4 million.

The scheme, which ran from August 9, 2011, to April 2013, involved Hill, operating under the business name Granite Bay Investment Partners (GBIP), soliciting and receiving money from investors with promises of purchasing, rehabilitating, and reselling residential properties in the Sacramento area.

Instead of investing the funds as promised, Hill used the money for his own personal expenses and made false accounting entries on statements sent to his investors. He also misrepresented the purchase and resale prices of the properties, leaving victims in financial ruin.

According to court documents, Hill received at least $1.9 million from investors, but only returned a paltry $600,000, leaving a whopping $1.3 million unaccounted for. The scheme’s scope was so brazen that Hill even told multiple investors they were partners on the same property to inflate investment amounts.

The United States Secret Service investigated the case, which was prosecuted by Assistant United States Attorney Matthew G. Morris. On September 29, 2016, Hill pleaded guilty to wire fraud and mail fraud.

As a result of his crimes, Hill has been ordered to pay $1.4 million in restitution to his victims, a testament to the devastating impact of his actions on the families affected.
