Dale Scott Wood, Wire Fraud Conspiracy, Florida 2024

Dale Scott Wood, 46, of Fort Lauderdale, Florida, is behind bars for 151 months after pleading guilty to conspiracy to commit wire fraud in a brazen international scam that ripped off German investors to the tune of $7,130,410. The former property manager exploited his position of trust to sell off real estate assets he was hired to manage, then buried the theft under layers of fabricated reports sent across borders via email.

Wood was sentenced by U.S. District Judge William P. Dimitrouleas, who ordered the 12-year-plus prison term followed by three years of supervised release. On top of the time served, Wood must pay full restitution—$7,130,410—to the victimized limited partnership formed by investors in Germany. The group had sunk money into the U.S. commercial real estate mortgage market, only to be gutted by Wood’s betrayal after the 2007 market collapse.

From November 2009 to November 2013, Wood conspired with Theodore Gunter Gies, a bookkeeper he hired to assist with the portfolio. Together, they sold off properties acquired through foreclosure—assets they had no authority to touch—and then laundered the illusion of legitimacy by submitting falsified financial and status reports to the partnership. These documents, transmitted via international email, falsely claimed the properties were still under management.

The deception unraveled as due diligence exposed missing assets and phantom holdings. The partnership, which relied on Wood to maintain and market the properties, lost everything. Investigators found no effort was made to conceal the paper trail—only to weaponize it. Each fabricated report deepened the fraud, stretching it over four years of calculated theft.

Gies, who previously pled guilty to his role, was sentenced to 51 months in prison. His cooperation with federal authorities reportedly helped piece together the scope of the scheme, though it did little to soften the blow for investors who trusted American systems to protect their capital. Wood’s actions weren’t just a breach of contract—they were a dismantling of fiduciary duty with cold precision.

The case was prosecuted by Assistant U.S. Attorneys Thomas P. Lanigan and Karen Olivia-Marie Stewart. U.S. Attorney Ariana Fajardo Orshan praised the FBI’s Miami Field Office, led by Special Agent in Charge George L. Piro, for cracking the transnational case.
